Photos: Inside the Exclusive New York Yacht Club in NYC

Located on 37 West 44th Street, New York, NY, the New York City Yacht Club is a private social and yachting club founded by a prominent New Yorker named John Cox Stevens. Originated on July 30th, 1844, the original purpose of the club was simple: to race sailing yachts. Today, the club is composed of over 3,000 members dedicated to both yacht racing and design. As one of New York’s most elite social clubs, membership to the NYYC is very exclusive, which makes photos hard to come by, but we were able to get a look inside the stunning club.

The club was first started during an outing on Steven’s own yacht Gimcrack with eight friends. On that boat, anchored in New York Harbor, the group developed their idea to form the NYYC. They designated Stevens as commodore, and three days later, announced their launching of a yacht club cruise to Newport, Rhode Island: the beginning of the historical connection between these two cities. In 1845, the NYYC’s first clubhouse was built on land granted by Stevens in Hoboken, NJ, in close proximity to the Hudson River. Read more.

Standing 25ft high and 15ft wide, the 25-ton stone fireplace at the super-exclusive New York Yacht Club is certainly a sight to behold and I felt dwarfed by the structure as I stood close to the flame-licked hearth.

This design marvel was just one of the many jaw-dropping features I spied during a private tour of the Midtown members-only club, which formally opened its doors on January 19, 1901.   

Tucked away from the throng of Times Square on 37 W 44th St, the six-story Beaux-Arts clubhouse was purpose built by yachtsman and banker John Pierpont Morgan to accommodate the organization's burgeoning fleet of members. 

Thanks to regular maintenance, the building looks shipshape, with some of the standout features - along with the 'Model Room' fireplace - being a stunning Tiffany stained-glass ceiling, a 64ft by 19-ft Oriental rug, a grill room designed to look like the hold of an old sailing ship, and a library containing more than 13,000 books and antique manuscripts.

It was a Wednesday night and the downstairs bar area was buzzing with members - mostly men in smart suits - with an oyster shucker dishing out rounds of fresh mollusks and a suited waiter taking drink orders. 

In keeping with the maritime theme, every way I turned, I caught sight of something sailing related, with model boats lining the walls and paintings depicting wave swept scenes.

As I put my glass down on the table, I noticed that even the paper napkins featured a design with boats and an anchor on, along with the club's motto Latin motto 'nos agimur tumidis velis' - 'we go with swelling sails.'

Other sailing motifs, I noticed, are part of the building's brick and mortar design.

For example, three bulbous bay windows at the front of the building were modeled after the sterns of 16th century Dutch ships and there are various carvings on the premises running from the cornicing to the fireplace surround depicting seaweed, shells, dolphins, lightning bolts, stars and more.

The characterful property was designed Whitney Warren of Warren and Wetmore, who later masterminded Grand Central Terminal. 

In a video tour of the clubhouse uploaded to YouTube , narrator and pro sailor Gary Jobson explains that while there were several architects in the running for the project, John Pierpont Morgan preferred Warren's 'much more whimsical design.'

To help finance the construction of the city clubhouse, members dues were raised from $25 per year to $50. 

Today, according to  ncesc.com , regular membership is a little pricier, with an initiation fee of $150,000 and annual dues of $12,000.

Along with having a buoyant bank balance, perspective members must be nominated by an existing member, with this nomination supported by at least four other members.

The membership committee will then invite the nominee to submit an application along with letters of recommendation outlining their qualifications. 

In terms of the benefits of becoming a member, ncesc.com explains that the perks include 'access to the club's facilities, which include dining rooms, bars, meeting rooms, and sailing centers.'

'Members also have access to the club's extensive library, archives, and art collection. In addition, the club organizes numerous social events throughout the year, including regattas, dinners, and receptions.'

In Jobson's video tour, he also reveals that there are 19 'comfortable bedrooms for members and their guests,' which can be booked out at a discounted rate. 

Before visiting the club, we were warned that business attire must be worn, with a tie, jacket and collared shirt for men, and a suit or a smart dress for women.

One of the star vessels is a mini version of the 'America,' which was responsible for the start of the America's Cup. 

On August 22, 1851, the full-size 101-foot schooner, built by New York Yacht Club commodore and founder John Cox Stevens, raced against 15 English yachts from the UK's Royal Yacht Squadron in an annual race known as the '100 Guinea Cup,' which involved a lap of the Isle of Wight. 

The visiting America won, finishing eight minutes ahead of its closest rival, and the trophy was renamed in its honor and donated to the New York Yacht Club.

An accompanying 'Deed of Gift' stipulated that the cup should be held in trust as a perpetual challenge trophy and so the America's Cup race was born. 

Today it takes place every four years as a two-yacht race, fought between the previous year's winner - known as the 'defender' - and a challenger, which is usually the best boat from a series of run-off rounds.

The club's website notes that this location was was a one-room Gothic Revival building designed by 'noted' architect A. J. Davis, on land owned by Commodore John Cox Stevens in Hoboken, New Jersey.

Over the next half century, the club went on to occupy four additional clubhouses: two in Manhattan and two on Staten Island and it also maintained 11 'stations' at one point.

These 'stations' came in the form of smaller buildings and landings where 'members and friends could rendezvous, send a letter or make a telephone call.'

Now, along with the 44 St property, the club only has one other outpost, with this located next the water in Newport, Rhode Island.

The Isle of Wight in the Solent has long been the epicenter of yachting in England. In 1851, a schooner painted black arrived there looking to win races. This was the yacht America, owned by John Cox Stevens, the first commodore and other members of the New York Yacht Club.

These nine individuals agreed to form the New York Yacht Club, with Stevens to serve as commodore.  With much enthusiasm for their accomplishment, the group further agreed to assemble their yachts three days later and cruise to Newport, Rhode Island.

A summer cruise among New York Yacht Club members has been an annual event ever since, with the exceptions of 1861, 1898, and the war years of 1917-1920 and 1941-1945. In 1998, the club celebrated the 100th anniversary of its first cruise to Maine.

In Manhattan, Renewed Grandeur for the Model Room

After 120 years of foot traffic, Foundation-raised funds and fine craftsmanship result in a gleaming oak surface

The Model Room of the New York Yacht Club houses 1,340 scaled replicas , of which 150 are full-hulled and rigged models, with the balance half-models. The earliest model dates from 1819 — Hornet , a Maryland oyster sloop rebuilt in 1846 as a Hell’s Gate Pilot Boat with a schooner rig.

The contents of this world-renown space, which includes a magnificent stone hearth, account for serious foot traffic to the room, where members also hold meetings and events. In 2018, the Foundation paid homage to over a century of heavy use by members and their guests when it undertook an ambitious $677, 054 replacement of the original floor at the 44 th St. Clubhouse by Traditional Line , an architectural restoration firm in Manhattan. The collaboration between Traditional Line and the Club goes back to 2014, when the firm completed a restoration of the Clubhouse library, which also included a floor installation.

More than 500 events have taken place in the Model Room since the 2018 project.

“Restorations like the Model Room floor renew the floor but also restore the grandeur of the Model Room,” says Tim McCormick, Club general manager. “Interiors over time are eroded by activity.  Floors get worn and lose their luster. Intermediate repairs also take a toll and even sanding and refinishing never truly restore the original grandeur. A complete restoration with the right experts results in sharp corners, the glow of a fully replaced floor, a newly upholstered banquette, reapplied gold leaf and before you know, it the room looks and feels grand. We feel it, members feel it and guests are awed by it. It is the vital outcome we look for in all the restoration work the Foundation supports.”

Highlights of the Model Room capital project, accomplished under a tight schedule from June to September 2018 — on time and on budget — include:

  • The restoration encompassed the entire 3,000 square-foot floor area.
  •  It took 4,000 square feet of hand-selected, kiln-dried American white oak grown and harvested in Michigan and Virginia.
  • A temporary Clubhouse shutdown allowed a team of 25 workers to safely haul out the Oriental carpet, which required a temporary closing of 44th Street between 5th and 6th Avenues.
  • The Model Room walls, including half hull models, were protected by two layers of plastic, from the baseboard to the underside of the balcony.
  • A temporary wall with a door to close off the Model Room was constructed at the top of the stone stairs.
  • About 50% of the subfloor was also replaced.
  • After removing and safely storing the contents, seven cases that house full models of every America’s Cup defender and challenger were moved five times to accommodate the work. The cases were also wrapped in two layers of plastic.
  • A customized dolly was designed and built to lift the cases. The heaviest case was approximately 1,750 pounds, with glass on all sides.
  • To move the cases, Traditional Line constructed temporary ramps and bridges, to ensure the subfloor didn’t collapse.
  • The stone hearth — which is large enough that five adults can stand inside the firebox alone — in front of the mantel was cleaned and restored.
  • The chandeliers were cleaned to remove decades of dust; undersides of the balcony were wiped down.

How Much Does a New York Yacht Club Membership Cost?

The New York Yacht Club, said to be the best club in the world by sailors, is located in New York City and New Port, Rhode Island.  It was founded in 1844 by a group of yachtsmen at the time.

How much does a New York Yacht Club membership cost?

The New York Yacht Club (NYYC) is a private social club and yacht club based in New York City and Newport, Rhode Island . It was founded in 1844 by nine prominent sportsmen. The club is headquartered at the New York Yacht Club Building in New York City. The America's Cup trophy was won by members in 1851 and held by the NYYC until 1983 . The NYYC successfully defended the trophy twenty-four times in a row before being defeated by the Royal Perth Yacht Club , represented by the yacht Australia II . The NYYC's reign was the longest winning streak as measured by years in the history of all sports. [2]

The NYYC entered 2021 and 2024 America's Cup competition under the syndicate name American Magic . [3]

[4] [5] After outgrowing its cramped quarters, the club moved to the McFarlane–Bredt House in Staten Island , [6] then to Madison Avenue in Manhattan . [4] [5] The Hoboken clubhouse itself was physically relocated to Glen Cove, New York , then to Mystic, Connecticut . [7]

The present primary clubhouse is the New York Yacht Club Building , a six-storied Beaux-Arts landmark with a nautical-themed limestone facade, at 37 West 44th Street in Midtown Manhattan . Opened in 1901, the clubhouse was designed by Warren and Wetmore (1898), who later helped design Grand Central Terminal . [8] The centerpiece of the clubhouse is the "Model Room", which contains a notable collection of full and half hull models including a scale model history of all New York Yacht Club America's Cup challenges. It was designated a National Historic Landmark in 1987. [4] [5] [9]

As Penn Club of New York (est. 1901) became the first alumni clubhouse to join Clubhouse Row for inter-club events at 30 West 44th Street [10] after Harvard Club of New York City (est. 1888) at 27 West 44th, New York Yacht Club (est. 1899) became the first non-alumni clubhouse to join at 37 West 44th, then Yale Club of New York City (est. 1915) on East 44th (and Vanderbilt) and Cornell Club of New York (est. 1989) at 6 East 44th on the same block, with Princeton Club of New York joining in 1963 at 15 West 43rd (the only alumni clubhouse who wasn't on 44th Street, whose members, part of the staff, and in-residence club, Williams College Club of New York were absorbed into Penn Club following a previous visiting reciprocity agreement between the Princeton-Penn Clubs, before Princeton's went out of business during COVID). [11] [12] Despite being in New York City, Columbia University Club of New York (est. 1901) left Princeton after residence agreement issues [13] [14] to become in-residence at The Penn Club, while Dartmouth shares the Yale Club, and Brown shares the Cornell Club.

To better host regattas, in 1988, the club purchased an impressive water front property in Newport, Rhode Island . [15]

The New York Yacht Club was founded on July 30, 1844, by nine gentlemen. John Cox Stevens , the leader of this group, and a prominent citizen of New York with a passion for sports, was elected commodore. [16] John Clarkson Jay of Rye , one of the nine founders, was a grandson of Founding Father John Jay and served as the first Secretary of the board. [17] George L. Schuyler and Hamilton Wilkes were also NYYC founders who, together with Stevens and two others, created the syndicate that built and raced the great schooner-yacht, America . Wilkes served as the club's first vice-commodore. Schuyler played a key role in the founding of the America's Cup regatta , and served as its unofficial consultant until his death in 1890. [18]

In 1845, the club's burgee was designed. [19] The waters off Newport have been a key sailing venue for the NYYC since the beginning of its history. Indeed, the day the club was founded in 1844, its members resolved to sail from the Battery to Newport. Two days later, they did, with several stops on the way, and trials of speed.

During the first decades of the club's history, racing for prize money was the objective among most members. In 1851 , a syndicate of NYYC enthusiasts built and raced America , capturing the "One Hundred Sovereign Cup" at the annual regatta of the Royal Yacht Squadron . On July 8, 1857, the coveted trophy was donated to the NYYC, to serve as a challenge cup for sportsmanlike competition between nations. The " America's Cup Race ", named for its first winner, played a central role in the history of the club until this day.

In 1865, the club was incorporated, adopting the Latin motto: "Nos agimur tumidis velis"   – "We go with swelling sails" (adapted from the verse of the famous Roman poet Horace , "Non agimur tumidis uelis", "We do not go with swelling sails", in Epistles , 2, 2, 201). During this time, membership transitioned from the "old guard" to a new generation of yachtsmen, who built large schooner yachts captained by professionals. Marking this evolution was the 1866 resignation of Commodore Edwin Augustus Stevens , brother of founder John Cox Stevens and member of the America syndicate.

The year 1866 is remembered in club annals for the legendary "Transatlantic Race". In December, the NYYC schooners Henrietta , Fleetwing , and Vesta raced from Sandy Hook to The Needles , Isle of Wight for a $90,000 winner-take-all prize. The Henrietta , owned by 21-year-old James Gordon Bennett Jr. , and skippered by Captain Samuel S. Samuels , won the race in 13 days, 21 hours and 55 minutes. Bennett would be elected commodore in 1871.

On August 8, 1870, the schooner Magic represented the New York Yacht Club in the international 1870 America's Cup competition in the New York Harbor and was won by Franklin Osgood 's American yacht Magic . She beat 17 competitors, including the English yacht Cambria and the yachts Dauntless, Idler, Fleetwing, Phantom, America and others. [20]

In 1876, the Mohawk , a large centerboard schooner, capsized due to its sheets being "made fast" (fastened securely) when a freak squall struck. Vice-Commodore William T. Garner, his wife and crew died in the accident. It is believed that this tragedy led to the extinction of the great centerboard schooner yachts. The Mohawk was later sold to the U.S. Navy and recommissioned as the USS Eagre .

In 1895, Richard H. Barker composed 'The yacht club march: march and two-step: for piano' in honor of the New York Yacht Club. [21]

In 1994, as part of the club's 150th anniversary celebrations, Melissa H. Harrington wrote the book The New York Yacht Club, 1844–1994 . [22]

By 1894, the New York Yacht Club had a number of Clubhouses: Station 1 in Bay Ridge ; 2 in New York NY; 3 in Whitestone NY ; 4 in New London, Connecticut ; 5 in Shelter Island, New York ; 6 in Newport RI; 7 in Vineyard Haven and at Rendezvous Glen Cove. In 1868, the club bought a big mansion used as Station 2 at Rosebank, Staten Island . This building still stands and is known as the McFarlane–Bredt House .

Former Commodore J. P. Morgan was present at a board meeting on 27 October 1898 to discuss the construction of a new clubhouse. Morgan offered to acquire a 75-by-100-foot (23 by 30   m) plot on 44th Street in midtown Manhattan [23] [24] if the NYYC raised its annual membership dues from $25 to $50 and if the new clubhouse occupied the entire site. [24] The board accepted his offer, and Morgan bought the lots the next day for $148,000 and donated to the club. [25] [26]

Members hosted an informal housewarming party on 29 January 1901 and gave Morgan a trophy in gratitude of his purchase of the site. [27] [28]

Following the disastrous [ clarification needed ] Bay of Quinte America's Cup challenge in 1881, the club's committee voted a new rule to govern its races: [29]

New York Yacht Club

The America's Cup challenges of 1885, 1886 and 1887 used this rule with an 85   ft (25.91   m) waterline length limit. In 1887, the NYYC adopted the Seawanhaka Corinthian Yacht Club 's rating rule, which handicapped length comparatively less. Then, in 1903, the NYYC changed its rating system to the "Herreshoff Rule", devised by the yacht designer, Nathanael Herreshoff . Later renamed the "Universal Rule", it would be adopted by the majority of leading American yacht clubs. The rule governed yacht design for almost forty years.

The America's Cup was held for 132 years, from 1851 until Australia II defeated Dennis Conner 's Liberty off Newport, Rhode Island in 1983 . This record remains the longest winning streak in sports history.

Since the loss of the Cup the NYYC has been forced to reinvent itself and the club has become involved in team racing , dinghy racing , youth sailing, and international regattas. In 2002 the Club hosted the Intercollegiate Sailing Association Sloop North American Championships. In 2006 the Club hosted the Blind Sailing World Championships . [30]

The NYYC entered 2021 America's Cup represented by the American Magic team, led by Terry Hutchinson and Bella Mente Quantum Racing Association. In May 2018, it was announced that Dean Barker will helm the boat. [31] "American Magic" references the first Cup winner, the yacht America , and the first defender, the yacht Magic . [32]

The race was won by the yacht America , leading to the trophy being renamed "America's Cup". The official event known as "The America's Cup" was founded in 1857, when the deed of gift established the racing regattas. The Widgeon was a 19th-century yacht and Sandy Hook pilot boat, built in 1855 by James R. & George Steers for Daniel Edgar of the New York Yacht Club and designed by George Steers. She came in 17th in an unsuccessful America’s Cup defense in 1870. Widgeon was sold in 1871 to a group of New York pilots to replace the John D. Jones, which sank in a collision with the steamer City of Washington . New York pilots condemned the Widgeon as unseaworthy in 1879, which sparked a fight for steam pilot-boat service. In 1883 a decision was affirmed by the Supreme Court and the Board of Commissioners of Pilots that pilot boats could be "propelled" by steam.

The Gracie was a 19th-century racing sloop yacht built in 1868 by James E. Smith shipyard at Nyack, New York. She raced the America's Cup defender Mischief in the trails off Sandy Hook in 1881. San Diego wins NYYC Invitational Cup

Needing simply to not shoot themselves in the foot to ensure victory in the 2023 Rolex New York Yacht Club Invitational Cup, the San Diego Yacht Club dominated the windy final race to stamp their authority on the eighth edition of the world’s premiere Corinthian regatta, held September 12-16 in Newport, RI.

The 12-race series ended a day early to avoid trouble as Hurricane Lee approached the New England region.

Led by 34-year-old helmsman Tyler Sinks, San Diego’s victory in the final race was their only top-four finish of the regatta and gave them the low score of 43 points, good for an 11-point win over first-time entrant Corinthian Yacht Club of Marblehead, Mass. The Royal New Zealand Yacht Squadron placed third with 55 points for its best result in three attempts.

Rounding out the top five were New York Yacht Club, the winner of the inaugural Invitational Cup in 2009 with 62 points, and Royal Hong Kong Yacht Club, with 66 points, for its best finish in seven attempts.

Joining Sinks, the 2015 team racing world champion, in the crew were Carissa Crawford, Cameron Hutcheson, Nick Martin (headsail trimmer), Rick Merriman (main trimmer), Al Pleskus, Adam Roberts (tactician), Robert Savoie, and Lucy Wallace.

The San Diego crew has many championships to its résumé and is a tight-knit group that goes back to youth sailing days. Sinks, Hutcheson, and Martin have sailed the past two Invitational Cups and were part of the crew that won the 2018 Resolute Cup, which qualified San Diego for the 2019 Invitational Cup.

Sinks and Wallace raced together at Boston College. Roberts and Martin put forth a 470 campaign for the 2012 Olympics. Merriman is something of an outlier, but he’s almost an essential ingredient if you’re aiming to win the Invitational Cup. This is the fourth time he’s won the Rolex NYYC Invitational Cup (previously 2009, ’17, ’21) and he’s the only sailor to win the Corinthian championship more than twice.

“Winning feels awesome,” said Sinks, a three-time collegiate All-American. “This is my third time doing this. We were second the first time, barely missed top spot, and came back two years ago and got third, so we felt there was one podium spot left to grab, and we got it.”

“It’s totally surreal. To win on a big breeze day, you can’t write that fairy tale script any better. We’re on cloud nine right now,” said Roberts, who was a four-time collegiate All-American. “We couldn’t be more thankful to get to sail together in such a premiere event with such amazing sailors all around us. To bring it all together is so much more meaningful for us.”

Nineteen teams from 14 countries competed in the eighth Rolex New York Yacht Club Invitational Cup, a biennial regatta hosted by the New York Yacht Club Harbour Court in Newport, R.I. Since the event was first run in 2009, it has attracted top amateur sailors from 51 of the world’s most prestigious yacht clubs from 22 countries.

After five editions in the Swan 42 class, the 2023 event will be the third sailed in the IC37, designed by Mark Mills. The strict one-design nature of this purpose-built class, combined with the fact that each boat is owned and maintained by the New York Yacht Club, ensures a level playing field not seen in any other amateur big-boat sailing competition.

The lone final race on September 15 was sailed in a 20-knot northerly, gusting to 25, in upper Narragansett Bay. The crews were required to reef the jibs and mains on the IC37s, and downwind the crews reported top speeds of 20 knots.

The remaining racing was cancelled after the first race so that the fleet could be hauled for safety ahead of the passage of Hurricane Lee, which is expected to pass the southern New England region later in the day and tomorrow.

The San Diego Yacht Club won the Rolex New York Yacht Club Invitational Cup on its third attempt. Previously, it finished third (2021) and second (2019), both times with Sinks at the helm. In ’21, San Diego ran off four straight victories to put themselves in contention for the championship, but an 18-11 in the final two races put paid to their effort. Similarly in 2019, an 18th in the third-to-last race thwarted that run at the championship.

According to coach Ed Adams, a two-time Rolex US Sailing Yachtsman of the Year, the team had two goals this year: achieve the lowest worst score of all the teams in the regatta and pass the most boats after Mark 1.

San Diego’s worst score was a 10th in Race 3, no other team had lower than a 14th. San Diego’s string of 6-5-5-5-5-6 in the other races showed consistency and an ability to fight back from adversity. Their victory in the final race lowered their average score per race to 5.375 points.

“Our plan was to try our hardest to be consistent and conservative, but pushing to the top as much as possible,” said Roberts. “The competition here is so stiff. Anything can happen in any race at any moment. You can easily drop into a 12th or 13th after a first. We wanted to make sure we weren’t putting ourselves in positions that were super risky.”

Besides the regatta’s characteristics of tight racing and a leaderboard that saw a lot of movement, the eighth Rolex New York Yacht Club Invitational Cup showcased a youth movement. Wade Waddell, the Corinthian helmsman, is 26. Jordan Stevenson, helmsman for Royal New Zealand, is 23. Duncan Gregor, the tactician for Royal Hong Kong, is 19 years old.

“Yeah, 100 percent it could be a launching pad for my career,” said Stevenson. “You can’t get much of a bigger stage than this. You’ve got the America’s Cup, which is huge, but in terms of one-design keelboat racing, there’s not really anything bigger than the Invitational Cup. I’m super happy with how the week’s gone and really proud of the crew.”

“I really enjoyed it. It’s one of the more fun regattas I’ve been to, on both the racing and social side,” said Gregor. “Having no discards makes it a unique regatta, every point counts. It’s high scoring, and chipping away, trying to gain every point possible, is fun.”

The ninth Rolex New York Yacht Club Invitational Cup will be held in September 2025 and the Request for Invitation form for the 2024 Resolute Cup, the only surefire pathway for U.S. yacht clubs looking for a berth in the ninth edition, will go live later this year.

International yacht clubs are encouraged to email the Sailing Office ( [email protected] ) to express their interest in receiving an invitation. The invitations for 2025 will go out midway through next year.

The Dirt: Michael Jordan buys new estate in Jupiter, and Kyma restaurant to open in West Palm Beach

Welcome to  The Dirt ! I’m real estate reporter  Kimberly Miller  with the latest developments in the sizzling market. 

In this week's real estate news, some wealthy folks are terribly vexed because they can't park their 164-foot yacht at their dock in North Palm Beach, and some normal folk are troubled that proposed affordable housing in Jupiter really isn't that affordable.

The very best part of this story is the revelation that we — little ol' Palm Beach County — have become a "mini-Monaco" for the wealthy mariners of the world who can handle a little chop in their 164-foot mega yachts. (I can't resist a "Wolf of Wall Street" clip) But once they get the yachts here here, they face a serious parking dilemma .

A North Palm Beach homeowner just wants to dock his yacht named Honey at his home. Trouble is, he has to "occupy" the home and since he's got several other homes in Palm Beach County and this one isn't his primary residence the definition of "occupy" seems to be the stumbling point.

It's a real Palm Beach dilemma. Too many homes and a mega yacht. Sigh.

Penthouse at The Bristol in West Palm Beach sells for $28 million

The ultra-luxury tower that some folks originally poo-pooed because it was in West Palm Beach instead of Palm Beach just had another record sale for a single-condominium at a recorded $27.99 million. The six-bedroom penthouse is one half of the 23rd floor of the swanky condo that sparkles like a beacon of affluence on the shores of the beleaguered Lake Worth Lagoon .

The seller was a company affiliated with a trust in the name of the late Boston developer Gerald S. Fineberg. The buyer's side is a mystery hidden in a trust that's sealed inside the lost treasure of Oak Island .

Michael Jordan buys another multi-million dollar home in the ultra-exclusive Bear's Club

Just a guess, but I'm thinking Michael Jordan can buy a home just about any-dang-where he pleases. For the first time last year, Jordan made the Forbes list of the country's 400 richest people , so to choose another property in the Bear's Club in Jupiter must say something about its exclusivity and high-end amenities.

His new 9,100-square-foot home has nothing on his custom-built estate nearby, but it did cost a recorded $16.5 million, which ain't too shabby.

New York's acclaimed Kyma Greek restaurant coming to West Palm Beach

If a renowned New York restaurant is going to open its first eatery outside of New York, where else is it going to go than Wall Street South? So, of course, Kyma, which offers traditional Greek taverna food, will be coming to downtown West Palm Beach by next year with ground-floor space AND a lively rooftop area.

I do so love a piece of baklava, but at $14-a-pop, it's a little above my budget. There's a nice happy-hour menu with lots of $10 "bites", which seems more doable for the non Wall Street Southerners .

Westfield Public Schools held a regular board meeting in late March at the local high school, a red brick complex in Westfield, N.J., with a scoreboard outside proudly welcoming visitors to the “Home of the Blue Devils” sports teams.

But it was not business as usual for Dorota Mani.

In October, some 10th-grade girls at Westfield High School — including Ms. Mani’s 14-year-old daughter, Francesca — alerted administrators that boys in their class had used artificial intelligence software to fabricate sexually explicit images of them and were circulating the faked pictures. Five months later, the Manis and other families say, the district has done little to publicly address the doctored images or update school policies to hinder exploitative A.I. use.

“It seems as though the Westfield High School administration and the district are engaging in a master class of making this incident vanish into thin air,” Ms. Mani, the founder of a local preschool, admonished board members during the meeting.

In a statement, the school district said it had opened an “immediate investigation” upon learning about the incident, had immediately notified and consulted with the police, and had provided group counseling to the sophomore class.

“All school districts are grappling with the challenges and impact of artificial intelligence and other technology available to students at any time and anywhere,” Raymond González, the superintendent of Westfield Public Schools, said in the statement.

Blindsided last year by the sudden popularity of A.I.-powered chatbots like ChatGPT, schools across the United States scurried to contain the text-generating bots in an effort to forestall student cheating. Now a more alarming A.I. image-generating phenomenon is shaking schools.

Boys in several states have used widely available “nudification” apps to pervert real, identifiable photos of their clothed female classmates, shown attending events like school proms, into graphic, convincing-looking images of the girls with exposed A.I.-generated breasts and genitalia. In some cases, boys shared the faked images in the school lunchroom, on the school bus or through group chats on platforms like Snapchat and Instagram, according to school and police reports.

Such digitally altered images — known as “deepfakes” or “deepnudes” — can have devastating consequences. Child sexual exploitation experts say the use of nonconsensual, A.I.-generated images to harass, humiliate and bully young women can harm their mental health, reputations and physical safety as well as pose risks to their college and career prospects. Last month, the Federal Bureau of Investigation warned that it is illegal to distribute computer-generated child sexual abuse material, including realistic-looking A.I.-generated images of identifiable minors engaging in sexually explicit conduct.

Yet the student use of exploitative A.I. apps in schools is so new that some districts seem less prepared to address it than others. That can make safeguards precarious for students.

“This phenomenon has come on very suddenly and may be catching a lot of school districts unprepared and unsure what to do,” said Riana Pfefferkorn , a research scholar at the Stanford Internet Observatory, who writes about legal issues related to computer-generated child sexual abuse imagery .

At Issaquah High School near Seattle last fall, a police detective investigating complaints from parents about explicit A.I.-generated images of their 14- and 15-year-old daughters asked an assistant principal why the school had not reported the incident to the police, according to a report from the Issaquah Police Department. The school official then asked “what was she supposed to report,” the police document said, prompting the detective to inform her that schools are required by law to report sexual abuse, including possible child sexual abuse material. The school subsequently reported the incident to Child Protective Services, the police report said. (The New York Times obtained the police report through a public-records request.)

In a statement, the Issaquah School District said it had talked with students, families and the police as part of its investigation into the deepfakes. The district also “ shared our empathy ,” the statement said, and provided support to students who were affected.

The statement added that the district had reported the “fake, artificial-intelligence-generated images to Child Protective Services out of an abundance of caution,” noting that “per our legal team, we are not required to report fake images to the police.”

At Beverly Vista Middle School in Beverly Hills, Calif., administrators contacted the police in February after learning that five boys had created and shared A.I.-generated explicit images of female classmates. Two weeks later, the school board approved the expulsion of five students, according to district documents . (The district said California’s education code prohibited it from confirming whether the expelled students were the students who had manufactured the images.)

Michael Bregy, superintendent of the Beverly Hills Unified School District, said he and other school leaders wanted to set a national precedent that schools must not permit pupils to create and circulate sexually explicit images of their peers.

“That’s extreme bullying when it comes to schools,” Dr. Bregy said, noting that the explicit images were “disturbing and violative” to girls and their families. “It’s something we will absolutely not tolerate here.”

Schools in the small, affluent communities of Beverly Hills and Westfield were among the first to publicly acknowledge deepfake incidents. The details of the cases — described in district communications with parents, school board meetings, legislative hearings and court filings — illustrate the variability of school responses.

The Westfield incident began last summer when a male high school student asked to friend a 15-year-old female classmate on Instagram who had a private account, according to a lawsuit against the boy and his parents brought by the young woman and her family. (The Manis said they are not involved with the lawsuit.)

After she accepted the request, the male student copied photos of her and several other female schoolmates from their social media accounts, court documents say. Then he used an A.I. app to fabricate sexually explicit, “fully identifiable” images of the girls and shared them with schoolmates via a Snapchat group, court documents say.

Westfield High began to investigate in late October. While administrators quietly took some boys aside to question them, Francesca Mani said, they called her and other 10th-grade girls who had been subjected to the deepfakes to the school office by announcing their names over the school intercom.

That week, Mary Asfendis, the principal of Westfield High, sent an email to parents alerting them to “a situation that resulted in widespread misinformation.” The email went on to describe the deepfakes as a “very serious incident.” It also said that, despite student concern about possible image-sharing, the school believed that “any created images have been deleted and are not being circulated.”

Dorota Mani said Westfield administrators had told her that the district suspended the male student accused of fabricating the images for one or two days.

Soon after, she and her daughter began publicly speaking out about the incident, urging school districts, state lawmakers and Congress to enact laws and policies specifically prohibiting explicit deepfakes.

“We have to start updating our school policy,” Francesca Mani, now 15, said in a recent interview. “Because if the school had A.I. policies, then students like me would have been protected.”

Parents including Dorota Mani also lodged harassment complaints with Westfield High last fall over the explicit images. During the March meeting, however, Ms. Mani told school board members that the high school had yet to provide parents with an official report on the incident.

Westfield Public Schools said it could not comment on any disciplinary actions for reasons of student confidentiality. In a statement, Dr. González, the superintendent, said the district was strengthening its efforts “by educating our students and establishing clear guidelines to ensure that these new technologies are used responsibly.”

Beverly Hills schools have taken a stauncher public stance.

When administrators learned in February that eighth-grade boys at Beverly Vista Middle School had created explicit images of 12- and 13-year-old female classmates, they quickly sent a message — subject line: “Appalling Misuse of Artificial Intelligence” — to all district parents, staff, and middle and high school students. The message urged community members to share information with the school to help ensure that students’ “disturbing and inappropriate” use of A.I. “stops immediately.”

It also warned that the district was prepared to institute severe punishment. “Any student found to be creating, disseminating, or in possession of AI-generated images of this nature will face disciplinary actions,” including a recommendation for expulsion, the message said.

Dr. Bregy, the superintendent, said schools and lawmakers needed to act quickly because the abuse of A.I. was making students feel unsafe in schools.

“You hear a lot about physical safety in schools,” he said. “But what you’re not hearing about is this invasion of students’ personal, emotional safety.”
